Position: Deputy Property Manager

Greenacre Recruitment is delighted to be working exclusively with Red Kite Community Housing for a highly sought after position of Deputy Property Manager.

We are looking for an exceptional individual who will manage the core function of Procurement and Contract Management related to the work provided by Project Managers for various scheduled and cyclical work programs and major improvement projects to protect or enhance the assets of the organization.

Main responsibilities

  • Manage an operational technical team to execute multiple large-scale construction programs and projects
  • Set goals and key performance milestones and monitor agreed deliverables across all projects, ensuring team and individual performance meet expected standards
  • Develop and implement projects in line with our asset management strategy
  • Manage projects to minimize exposure to financial and health and safety risks
  • Accurately forecast annual budgets in accordance with business plan requirements and manage monthly cash flow and expenses to ensure delivery against approved amounts
  • Work closely with clients and stakeholders to plan and execute work, ensuring they contribute and influence results
  • Ensure work is delivered in a fair and just manner and maximize or protect the capital value of assets
  • Work closely with the Property Manager and other senior management and staff to develop and deliver excellent service and drive continuous improvement
  • Commit to our vision, mission and values ​​so that they influence all aspects of the business
  • Work to ensure we are at the forefront of best practices in the industry by researching and promoting it to colleagues, partners and clients
  • Pursue excellence in all aspects of the asset management service and the business at large
  • Work closely with our Sales Manager to ensure the right goods related purchases happen at the right time
  • Participate in a rotation system (typically every nine weeks) to provide ad hoc evening and weekend telephone support to contractors and clients in the event of an emergency. It may also require the occasional on-site presence of emergency work, for example major fires, floods, etc. acting as our representative on site. You may also be called upon to act as a support to other members of the on-call staff when higher level management feedback is needed or when escalation is required.

Other responsibilities

  • Provide leadership and management of project managers, manage staff performance through assessments and 1: 1 reviews, set clear targets and objectives and monitor progress
  • Provide technical advice, coaching and training of staff to ensure they reach their potential and consistently demonstrate skill and knowledge requirements.
  • Reports on team performance on a regular basis to senior management and other interested stakeholders.
  • Manage individual projects according to an agreed project management methodology and report on progress.
  • Allocate work to team members to ensure cost effective and efficient use of resources.
  • Commission and manage building professionals related to construction, including consultants and contractors, in accordance with company policy and best practices.
  • Support and assist in procurement and follow official procurement processes to ensure the best results.
  • Produce feasibility studies, option evaluations and project sheets.
  • Design and prepare specifications for calls for tenders, formulate budget estimates and project costs, seek approval when necessary and increase work orders.
  • Develop pre-construction phase and construction phase health and safety plans in accordance with CDM regulations.
  • Prepare contract documentation, programs and project plans and other relevant information.
  • Manage the progress of the work by ensuring compliance with all relevant documentation, standards and good practice guidelines.
  • Reconcile and settle final accounts and valuations, handle contractual disputes, time extensions and variations, issue relevant certifications, if applicable.
  • Produce board reports, project update reports and other information.
